[PART 3] Tenant Screening: Knowing when to approve or deny a rental applicant

This week we are continuing our series on tenant screening.

In part one we talked about how to read a sample credit report and fill out an application scoring sheet.

In part two we talked about what to verify on a tenant application.

This week, we are talking about how to approve or deny an application. This is the final step in the application process, but it’s a very important step because approval is conditional based off of certain criteria. The final decision is determined by the application score and the security deposit.

  • If the application score was high, then the applicant is approved.
  • If the application score was mid range, then a higher security deposit will be required.
  • If the application score was low, then the applicant is denied.
